The center is a partnership between Advocate BroMenn Medical Center, McLean County Orthopedics, Method Sports Performance, and Sequoia Wellness, the management arm of Signet’s Integrated Wellness Partners (IWP). Advocate Healthcare is the largest health system in Illinois and has been named among the nation’s top 5 large health systems based on quality.

The partnership represents IWP’s third wellness venture, following facilities now operating at NEOMED in Rootstown, Ohio and in New Albany, Ohio, a partnership with The Ohio State University’s Wexner Medical Center. Integrated Wellness Partners will have more than 100 employees when the Advocate Health Health & Wellness Center opens in 2016. Signet’s Health and Wellness Center projects now exceed more than $145 million in total investment. The Center for Integrated Wellness will bring together multiple health and wellness services into a new 105,000 square foot facility to help the community get healthy and stay well. The center will consist of a medically-based fitness center, a sports performance institute, an imaging center, an orthopedic center of excellence, physician offices, and a community education area.

In addition to its development, Signet financed and will manage the new center, which will be located adjacent to the Advocate BroMenn Outpatient Center, across from the Central Illinois Regional Airport in Bloomington. A ground breaking ceremony will take place at the site on May 18, 2015, at 12:30 p.m. The facility is scheduled to open in Fall, 2016.

The Advocate BroMenn Health & Wellness Center will be managed by Sequoia Wellness and will include cardiovascular equipment, group exercise studios, an aquatics area, free weights and locker rooms. Different from a traditional fitness center, a medical-fitness center includes preventative health and wellness programs, helps participants manage health conditions, and recuperate from injuries or illness. Nurses and doctors from Advocate BroMenn Medical Center will be involved in patients’ activities.

The Center for Integrated Wellness will also serve as the new headquarters for McLean County Orthopedics, the largest orthopedic practice in McLean County, allowing them to consolidate operations into a central location.

The final component of the new center is Method Sports Performance, a physician-owned sports performance institute operated by physicians from McLean County Orthopedics. Method Sports Performance will bring a unique approach to improving the performance of athletes from across the Bloomington and Central Illinois community.

Signet Development breaks ground for Spectrum Orthopaedics headquarters

Signet Development of Akron today, Dec. 16, broke ground on a 44,000-square-foot project in Jackson Township that will serve as the future headquarters of Spectrum Orthopaedics, an independent medical practice with 12 surgeons and more than 100 employees.

The two-story building, which will be located at the intersection of Frank Avenue and Applegrove Street, will include medical offices, an MRI suite, a physical therapy suite and an ambulatory surgery center. The new building will allow Spectrum to consolidate its four existing offices into one location.

The project is scheduled for completion in late 2014.

“This is an exciting day for Signet Development, and we couldn’t be more honored to work with a partner like Spectrum,” said Anthony S. Manna, chairman of Signet Development, in a news release. “This project will enable Spectrum to continue to provide high-quality, patient-focused orthopedic services in a state-of-the-art facility, and reflects Spectrum’s ongoing commitment to providing the best possible care to their patients.”

Signet Development said it worked closely with Signet Equity Partners and Signet Capital to provide financing for the project. The cost for the project was not disclosed. “The process of privately funding a development like the Spectrum headquarters requires coordination with bank funding advisors like Signet Capital and being able to communicate with high net worth individuals and family offices who typically are interested in such projects,” said Ed Matuszak, president of Signet Equity Partners, in the release.

Nationwide Children’s, OSU Wexner join New Albany medical facility

Nationwide Children’s Hospital said yesterday that it will join Ohio State
University’s Wexner Medical Center as tenants in New Albany’s health
and wellness center.

The children’s hospital, which has provided sports medicine services to
New Albany High School since 2005, plans to lease 8,500 square feet on
the proposed building’s second floor, said Gil Peri, Children’s vice
president of regional development.The hospital expects that 30 to 40
employees will work at the health center and serve 12,000 patients in the
first year.

Children’s offerings at the location will span injury prevention to
treatment, and will include sports medicine, pediatric orthopedics, sports
physical therapy, therapeutic massage, radiology and laboratory services,
health education and pediatric subspecialty clinics.

“This provides us an opportunity to bring the services closer to where
people live and work,” Peri said. The hospital also has dedicated sports medicine facilities in Dublin and Westerville.

The 52,000-square-foot building and associated improvements are expected to cost more than $12 million. The city plans to use bonds to help fund the building. The city also expects to pay $1.5 million in cash while Wexner Medical Center will chip in $500,000, city spokesman Scott McAfee said.

Wexner Medical Center is working with Integrated Wellness Partners, an
Akron-based for-profit venture, and will lease 38,000 square feet,
including a fitness center downstairs and medical office space upstairs.
The medical center will sublease the fitness center to Integrated Wellness.

Terms of the university’s lease and its agreement with Integrated Wellness
weren’t released yesterday pending completion of the two deals, said Dan
Like, Wexner Medical Center’s executive director of ambulatory services.
The medical center plans to place the equivalent of more than 40 fulltime
workers at the health center, Like said.Services will include primary
care, integrative medicine, behavioral health, sports medicine,
rehabilitation and physical therapy, and lab and radiology services.

Like said he expects 20,000 patient visits in the first year of operation, as
well as 3,000 fitness-center members. He said the building should be
open by summer 2014.

Signet Enterprises creates unit to raise equity capital for real estate deals, acquisitions

Former hedge fund manager Ed Matuszak has been named president of Advoca Equity, a new division of Akron-based Signet Enterprises that will raise equity capital for real estate development and corporate acquisitions.

Signet, a private equity firm that does real estate development and corporate
transactions, made the announcement this week.

Advoca Equity, based in Akron, is a subsidiary of Signet’s broker-dealer, Advoca Securities LLC. It will raise equity for deals originated by both Signet Enterprises and by third parties, and is the equity complement to Signet’s debt-raising arm, Advoca Capital.

Mr. Matuszak will seek to raise capital from a local, national and international network including insurance companies, corporate pension funds, endowment funds, and foundations and family offices, or firms that manage money for high net-worth families, according to a Signet news release.

The growth in the number and size of Signet’s deals necessitates bringing more equity from third parties to the table, said CEO Anthony Manna in describing why the company created the Advoca Equity division.

“We have to do it now and get ready for what’s coming down the road,” Mr. Manna said.

Mr. Matuszak has 20 years of investment management experience. He most recently was a portfolio manager of Lake Front Partners LP, a Beachwood hedge fund he co-founded in 2005 that was shuttered in December 2011 following poor performance during 2011, which was, by most accounts, a challenging year for hedge funds.

SIGNET’S ON-CAMPUS VILLAGE PART OF NEOMED’S $130M EXPANSION

ROOTSTOWN, OHIO — SIGNET Development has broken ground on a student housing village for Northeast Ohio Medical University (NEOMED), located in Rootstown. The on-campus community is the first student housing project for the university and is part of a $130 million expansion plan.

“Given SIGNET’s depth of experience, innovative ideas, and collaborative approach, they are the ideal partner for NEOMED and the successful execution of the university’s first residential housing offering,” says John Wray, vice president of administration and finance at NEOMED, which is co-headquartered in Akron, Ohio, and Jacksonville, Florida. “We’re excited to see construction begin.”

The expansion plan will more than double NEOMED’s existing 450,000-square-foot campus. SIGNET will direct and oversee the design, construction, finance and management activities for the project.

The 270,000-square-foot student housing village will include three, four-story buildings located on the northwest corner of NEOMED’s campus. The development will include paved walkways, private parking, group study areas on each floor, a recreation area and game room in the main building.

Each of the 185 units will be fully furnished with living room furniture, kitchen appliances and a washer-dryer, and will include a private study area and walk-in closet.

“We’re proud to partner with NEOMED to create a project that invests in our community and our future medical leaders by enhancing the living, learning, and overall campus experience of a great medical university,” says Anthony Manna, chairman of SIGNET Development.

The development will be available for lease to all students and the university community at large and will be ready for occupancy in the fall of 2013.

Signet invests record $1B in construction projects, bolstered by building in growth sectors, new markets

Tony Manna may not be a household name, but his fingerprints and those of his development firm, Signet Enterprises Inc. in Akron, are all over some of the region’s largest building projects.

Signet launched in the mid-1990s with the $31 million development of the Akron Aeros’ baseball stadium, Canal Park. Many in the city, including Akron Mayor Don Plusquellic, credit the stadium with the revitalization of a blighted part of downtown.

The tentacles of Mr. Manna’s enterprise, however, extend well beyond Northeast Ohio. And they’re only reaching farther.

“At the end of the day, we’re interested in looking for new opportunities to grow our business,” said Mr. Manna, Signet’s soft-spoken, 50-year-old chairman. “It’s not like we need that much fanfare about it, for the lack of a better term.”

Driven by a throng of health care building projects, Signet this year has invested about $1 billion in construction — the most in its history. In addition, Signet, which boasts a portfolio of 17 acquired companies, recently opened an office in Shanghai, its seventh overall, to develop projects and acquire companies in Asia.

Of note, Signet led the development of Summa Health System’s $25 million health center at Lake Medina, which opened last fall. The company also is developing proton beam cancer therapy centers in California, Georgia and Maryland. Last month, Signet announced a new joint venture with Akron General Health System to develop wellness facilities across the country.

“We are definitely growing,” Mr. Manna said. “We’ve never been busier than we are right now.”

Health care buildings have comprised much of the company’s development portfolio in recent years. Mr. Manna estimates about 60% of Signet’s $1 billion of investments this year is in the health care sector. The company also does a large amount of development in higher education, including housing projects at the University of Akron.

Despite concerns among some industry observers of overbuilding in the health care field, Signet’s leadership contends its projects are infusing the newest technology into the market.

“You can’t sit back and worry,” said Mark Corr, Signet’s chief operating officer. “While we’re aware of the uncertainty in the market, you can’t sit back and not try new ventures.”

Signet has worked on several projects with Summa, including its 100,000-square-foot SummaCare headquarters on North Main Street in Akron.

“We obviously feel strongly they provide high-value, very cost competitive services,” Summa CEO Thomas Strauss said. “When we work with them, they do a lot of work with an open book.”

Signet’s relationship with San Diego-based Advanced Proton Therapy has been one of the company’s priciest ventures. The proton therapy centers the two companies develop traditionally carry price tags of more than $200 million apiece.

The centers, Mr. Manna said, use an advanced form of radiation therapy, whereby accelerated protons are extracted from hydrogen atoms to bombard cancerous tumors throughout the body.

Signet isn’t interested in quickly flipping companies or projects the firm acquires or develops, which Mr. Manna admits is unusual as many firms typically look to sell acquisitions or developments within three to seven years.

Since the company’s founding, Mr. Manna said, Signet only has sold one company in its portfolio, which includes manufacturing, insurance and consulting companies.

“We want to manage them and make sure they’re good assets,” he said.

Mercy Medical Center opens new Mercy Health Center and Statcare of Jackson

WHAT HAPPENED? Mercy Medical Center dedicated its new Mercy Health Center and Statcare of Jackson at 3760 Caritas Circle NW, near Wales Avenue and Fulton Drive NW Tuesday. It was blessed by the Rev. John Sheridan, the priest chaplain at the main facility. The event also featured an open house.

WHAT’S NEW? The facility opens today. Ground was broken in August 2010, and construction met the target opening date. The final cost came in at $16 million, below the estimated $17.5 million.

WHO DID IT? The facility is a developer-hospital-physician partnership involving Signet Healthcare, Mercy Medical Center and local physician practices. Mercy moved 50 employees from its smaller Health Center & Statcare on Fulton Road NW that was closed Oct. 28. Another 25 employees were added at the new facility, and about 25 more will be added Jan. 1. Mercy will use the older, smaller facility for other purposes.

WHAT’S STATCARE? Urgent care for minor injuries and illnesses.

WHAT ELSE IS THERE?

A laboratory that does testing for statcare physicians, including blood counts, strep throat, flu and mononucleosis and urinalysis, said Laboratory Manager Steve Boger. The lab does only what’s needed for the statcare facility and processes other specimens for shipment to the main hospital.

A sleep lab, a four-bed facility for testing and treatment of sleep disorders, including obstructive sleep apnea, a condition where the patient stops breathing multiple times at night, causing the oxygen level in the blood to drop and the heart to work harder, said Director Larry Ramer.

Imaging, including X-ray, MRI and CT scanning, along with mammography, ultrasound and bone density testing, said Barbara Frustaci, administrative director of Mercy’s off site and rehabilitation service lines.

MORE COMING? Later this month, cardiac diagnostics, including stress tests and echocardiograms, will be offered. After Jan. 1, primary care — a family practice with a physician’s office — will be added.

WHAT OTHER FACILITIES DOES MERCY HAVE?: Statcares at GlenOak High School in Plain Township, North Canton, Carrollton and New Philadelphia. A Lake Township facility offers physical therapy, an outpatient laboratory and radiology. In Louisville, mammography, outpatient laboratory, radiology, bone density and ultrasound services are available. An Alliance facility has open MRI.

IS MERCY ALONE? No. The 55,000-square-foot facility houses Tri-County Hematology & Oncology Associates for blood and cancer treatment. After Jan. 1, Urology One, a group of urologists, will move in.
